



​PFG Design was appointed to lead the masterplanning of Catlips; a proposed new neighbourhood on the edge of Chorleywood within the Three Rivers District. Submitted for outline planning, the scheme responds to a complex brief shaped by Green Belt constraints, evolving planning policy and the need to support local infrastructure alongside housing delivery.

The masterplan proposes 333 new homes, including a policy-exceeding 50% affordable provision, alongside a new medical centre, 66-bed care home and a mixed-use community hub designed to support day-to-day needs within a walkable neighbourhood setting.

Green and blue infrastructure form the defining structure of the development. A network of linear parks, allotments, bridleways and biodiversity corridors are integrated throughout the site, connected by a tree-lined central boulevard that accommodates vehicular access, pedestrian movement and sustainable drainage through a continuous swale feature. A wider network of footpaths and cycle routes links into existing active travel connections beyond the site, promoting healthier and more sustainable patterns of movement.

Working closely with the client team, statutory consultees and local stakeholders, PFG Design has led the strategic design and presentation of the masterplan, balancing placemaking ambitions with planning policy and technical delivery requirements. The scheme reflects our commitment to delivering thoughtful growth, supporting long-term land value and creating well-integrated places within sensitive or transitional landscapes.
